Continuing Residential Communities

In addition to the Residential Colleges, continuing students have the opportunity to live in residential communities designed to support their evolving needs and greater independence while fostering a strong sense of connection and belonging. The Office for Residential Education is committed to creating a high-quality living experience for all USC Housing residents, including those in communities for returning students. Through programs and initiatives that reflect the interests and lifestyles of continuing students, these communities promote personal growth, community engagement, and resident well-being. Residents also benefit from the guidance and support of Residential Education staff and student leaders who help create welcoming, inclusive, and connected living environments.

Communities1 - Continuing Residential Communities

Cardinal Gardens & McClintock Apartments

Cardinal Gardens is an apartment complex consisting of nine individual townhouse-style buildings and a beautiful central courtyard connected by winding, tree-lined walkways. This energetic community is home to mostly sophomores, juniors and seniors.


Community2 - Continuing Residential Communities

Century & La Sorbonne Apartments

Century is a two-tower apartment complex consisting of one-bedroom and two-bedroom apartments, each with air conditioning.  For outdoor fun, there is a swimming pool with barbecue area, basketball and beach volleyball courts and a large grassy area.


Community3 - Continuing Residential Communities

Troy Residential Community

Troy Hall and Troy East are a large connected apartment complex. Troy Hall is home to undergraduate students and Troy East is home to graduate students. Residents can relax in the complex’s central courtyard, which features an open grassy area, built-in gas barbecues, chaise lounges, hammocks and outdoor patio tables for taking in the sun, or sitting by the two large fire features on a cool California evening

Graduate & Family Housing

Graduate and Family Housing comprises of 30+ different apartment complexes in the North University Park Campus area.  Residential Education has a Residential College Coordinator overseeing 24 Resident Assistants who collaborate with one Faculty in Residence, in the Sierra community, to provide each graduate student with a unique living-learning experience. Our staff and student leaders put on events that support career exploration, networking, community building, and a connection to the city of Los Angeles.


GatewayU - Continuing Residential Communities

Figueroa Residential Community

Figueroa Residential Community is a partnership between USC Housing and University Gateway Apartments. This is a popular apartment community for USC students, conveniently located directly across the street from campus with easy access to classes, dining, shopping, and entertainment. Managed by Peak Made Real Estate, the community offers fully furnished studio and multi-bedroom apartments designed for student living. Residents can enjoy a variety of amenities, including a fitness center, study lounges, a resort-style pool and hot tub, and 24/7 security for added peace of mind. Additional conveniences include on-site laundry facilities and controlled key-card building access. USC has a master lease for floors 2–5 of the building, providing housing for undergraduate students in a vibrant, off-campus community.
